A fresh look has been agreed for a house at Old Lyme Hill, Charmouth.

The works, approved by Dorset Council at ‘Digory’ include a part single-storey and part-double-storey extension to create a look out room to maximise sea views.

Other changes will involve the replacement of tiled roof over an existing single-storey rear dining area with a flat roof deck and balustrade to create a first floor terrace.

The application also allows for all existing Spanish tile roof coverings to be replaced with slate and the conversion of external store room to ground floor dressing room.

Parish council concerns about the changes blending in with the rest of the building and the proximity to a water reservoir were noted during the planning process.

A planning officer concluded that the changes ought to fit in with the existing structure and would not affect the Area of Outstanding Natural Beauty:  “Whilst the proposed two storey roof form represents a different look/different pitch, the overall design is not considered to adversely impact on the living conditions of neighbouring properties or significantly impact on the visual character of the Dorset Area of Outstanding Natural Beauty.

"The scheme cannot be seen in any wider significant views and its proportions ensure its subservient to the host dwelling. …the proposal will not extend onto the reservoir site or impact on its functioning. As such, impact to the reservoir is considered neutral.”
